In 2023, DeAntonio’s client, a developer who purchased Two Island Marina from the Carroll family, completed updating the marina by rebuilding its docks, ripping out and installing new plumbing and electrical and replacing power/water pedestals. Additionally, they spent an entire year dredging the waters to make them deeper, allowing for bigger jet docks, which are durable, portable and maintenance-free boat lifts that fluctuate with changing water levels, of which DeAntonio said residents can bring their own or leave the boat in the water. Another benefit of owning a piece of coastal real estate such as a slip in the private Two Island Marina, DeAntonio said, is the simplicity and luxury of stepping onto the boat and taking it out anytime without the hassle of trailering, parking the car, launching and repeating the whole process in reverse on a crowded Saturday. DeAntonio noted that locating space to store a boat can be a headache anyway for residents of Mount Pleasant where HOAs often prevent parking. “By owning a slip in the Two Island Marina, our clients can live anywhere without worrying about the issue of boat parking,” DeAntonio said. “And this way, boating enthusiasts are able to get out on the water more frequently without having to call ahead and schedule an appointment to have a boat brought down from the dry stacks or wait for the availability of a vessel at a boat club.” Additionally, the Two Island Marina, located next to the Boathouse in Breach Inlet, is an equidistant 10-minute drive north to the Isle of Palms Marina, a convenient stop for refueling and picking up snacks, or south to Toler’s Cove Marina where fuel and ice are available for purchase. DeAntonio added that most of the slips get snatched up before going on the market, and currently, there are only three jet docks and two in-waters available in Two Island Marina. For clients who are thinking of investing in a Two Island slip, DeAntonio likened the marina to a condo association, highlighting the importance of doing due diligence and reading through the master deed with detailed descriptions of common elements, voting rights, organization structures and the rules of use such as covenants, rules and regulations, to understand what is and isn’t permissible. Budget for dues and know what they cover, and it’s always a good idea to ask if any special assessments are planned for the near future, he suggested. Further, manage expectations by understanding what the parking restrictions are.
