In 2023, the Ocean Club at Wild Dunes started experiencing a severe uptick in maintenance costs when a number of storefront windows and slider doors in units suffered from water intrusion. Despite replacing and resealing them at an average cost of $6,500 each, the issue was still not resolved. President of Ocean Club’s Board of Directors Bob McCormick explained that the group brought in a building envelope consultant who had extensive experience with the Ocean Club. After taking numerous samples of stucco from various locations, the expert determined that there wasn’t any flashing installed above the windows and sliders. More conversations and extensive research led to making hard decisions so that the 40-year-old building could be spared. According to McCormick, after evaluating all the options, it was determined that the best path to take for remedying the problems for an extended time was to completely renovate the building, taking all the stucco and EIFS Photos provided by Bobby Carrier (Exterior Insulation and Finishing Systems) off the building, bringing it down to the basic studs. “We knew that the cost would be severe, but waiting was not an option due to the escalating cost of materials and labor,” said McCormick. When the ownership approved a total renovation budget of over $25 million, Hill Construction was awarded the contract. Once permits were secured, contractors started work in April 2025. McCormick added that, “The main objective was to create a total makeover for owners who call Ocean Club their process. They not only put forth a substantial amount of money to fund this project, but many had to find alternative sources to live by being displaced from their home. I’m very proud to be part of this community and am grateful for the tremendous support they have given our board of directors to undertake this amazing project.” For their attention to detail, McCormick also recognized the team, including Hill Construction’s COO and project manager, Gene Garrett, building consultant Joe Baker and his company WMB Building Envelope Consultants LLC, as well as the three board members that make up the construction committee, Bob MacLeod, Curtis Eshelman and John Long. Currently, construction is approximately 90% complete and McCormick estimates that Building 1, which is the first building on Palmetto Drive, should be finished by the end of July. Building 4 is running on schedule and he anticipates that without any serious weather delays or unforeseen issues, it should be completed by year’s end.
